Exterior house rendering is a cement-based or polymer-based finish applied over exterior walls to create a smooth, weather-resistant surface. In the United States, homeowners usually call it stucco, parging, or a render system, depending on the material and wall assembly. It can make a tired brick, block, or masonry house look sharp, but it is not just a bucket of finish rolled onto the wall.

I have seen good render jobs last for decades and bad ones crack before the first winter ended. The difference was almost always preparation, drainage, and the crew's understanding of freeze-thaw weather. If your house is in Minnesota, New England, Colorado, or another cold region, the wall needs a way to shed water and move slightly without breaking apart.

What exterior house rendering actually does

A render system covers the outside of a wall with one or more layers. Traditional stucco often uses a cement base coat, reinforcing mesh, and a textured finish coat. Newer acrylic or elastomeric systems can be more flexible and offer better color control. Some are installed over masonry, while others go over a framed wall with sheathing, weather-resistant barrier, lath, and carefully detailed openings.

That last part matters. Render itself is not the complete waterproofing system. Water can still get behind it at windows, roof-to-wall transitions, deck ledgers, trim, and utility penetrations. The flashing and drainage plane behind the finish do the quiet work of protecting the house.

A two-story, 2,000-square-foot house might have 1,800 to 2,400 square feet of renderable wall area after windows and doors are removed from the estimate. A competent crew may need seven to twelve working days, including curing time and weather delays. Rushing the finish coat because rain is coming is how small cracks become a homeowner's problem.

Choosing the right material for a cold climate

For masonry walls, a cementitious stucco or parging system is common. It is affordable and can look clean when the wall is sound. The downside is rigidity. Repeated freezing and thawing can expose weak spots, especially where the wall already has movement or moisture.

Acrylic render costs more, often around $10 to $18 per square foot installed, but it usually handles minor movement better and comes in more consistent colors. Some systems include drainage mats or specialized base coats. Those details cost extra, yet they can be worthwhile on a house with wind-driven rain or a history of damp walls.

Traditional three-coat stucco often falls around $9 to $16 per square foot installed. Basic parging over concrete block may be closer to $5 to $10 per square foot, while detailed work around corners, sills, stone, and multiple rooflines can push the price much higher. These are planning numbers, not a bid. Access, demolition, repairs, and local labor make a substantial difference.

I would not choose a finish based on color alone. Ask what is behind it, how water exits, and whether the installer has completed similar houses through at least several winters.

The preparation details that prevent cracks

Before exterior house rendering begins, the wall should be inspected for loose masonry, movement, efflorescence, rot, and active leaks. Existing paint may need to be removed if it is peeling or preventing adhesion. Cracks wider than a hairline deserve investigation rather than a quick smear of patching compound.

Windows are a common failure point. The installer should explain how the sill, side jambs, and head flashing connect to the drainage layer. The render should not bridge a joint that needs to move. Around dissimilar materials, such as a window meeting masonry or a wood trim board meeting stucco, a proper sealant joint is usually better than forcing a hard coat across everything.

Control joints and expansion joints are not decoration. They divide large areas and help manage movement. A long, uninterrupted wall is more likely to develop a visible crack than a wall with joints placed at sensible changes in shape. Downspouts should discharge away from the foundation before the finish goes on. Fixing drainage afterward is messy and expensive.

There was a house in St. Paul where the owner had paid for a beautiful smooth finish. Six months later, cracks ran from the corners of several windows. The crew had covered old settlement cracks and skipped proper reinforcement at the openings. The repair required removing sections, rebuilding the corners, and repainting an entire elevation. The lesson was simple: a flawless surface cannot hide a weak wall beneath it.

What a fair estimate should include

A useful exterior house rendering estimate should separate surface preparation, repairs, base coats, mesh, finish coats, trim work, scaffolding, and cleanup. If the quote only says “stucco house” followed by one lump sum, you do not know what you are buying.

For a modest ranch, a straightforward job might run $15,000 to $28,000. A larger two-story house with extensive window trim, high gables, or old siding removal can reach $30,000 to $55,000. Masonry repairs, replacement flashing, insulation, and rotten sheathing are often outside the basic square-foot price.

Get at least three written estimates, but do not pick the lowest number automatically. Ask each contractor to identify the exact product manufacturer, number of coats, reinforcement locations, curing schedule, and warranty exclusions. A ten-year finish warranty is less useful if it excludes cracks, moisture, color change, and substrate movement.

Questions to ask the contractor

When comparing exterior house rendering contractors, ask to see nearby projects that are at least three years old. Look closely at window corners, the bottom edge near the foundation, roof intersections, and areas below decks. Those locations tell you more than a freshly completed wall.

Ask how the crew will protect gutters, windows, landscaping, and paved surfaces. Ask who handles flashing if it is missing. Ask what happens if they find wet sheathing. A good contractor will have a written change-order process instead of making up a price beside the ladder.

Also ask about weather. Most cement-based materials need suitable temperatures and protection from heavy rain, rapid drying, and freezing during cure time. In a cold climate, late fall is not automatically a good installation season just because the calendar says October. A rushed job can leave you staring at cracks all winter.

Is rendering the right fix for your house?

Exterior house rendering makes sense when the existing wall is stable, the drainage details can be corrected, and you want a continuous finish with limited maintenance. It is less attractive when the house has ongoing foundation movement, chronic water intrusion, or widespread rotten framing. In those cases, siding over the problem is not a solution either.

If your goal is simply to improve an aging exterior, compare the complete cost with fiber-cement siding, engineered wood, or insulated vinyl siding. Fiber cement may cost $12 to $22 per square foot installed and gives you a different repair strategy if one board is damaged. Rendering can look more seamless, but localized repairs may remain visible, especially with a smooth finish.

My advice is to spend money first on the wall assembly, flashing, and drainage. Choose the texture and color second. Exterior house rendering should keep rain out for years, not just make the listing photos look good. I've been on that roof.
