The phrase "metal roof ice dam" gets thrown around way too casually. A lot of homeowners in cold states think a $15,000 standing seam roof means they'll never scrape an icicle off the gutter again. I've been on those roofs for 14 years, and that's not how it works. A metal roof is a great product, but it doesn't fix what creates ice dams in the first place. That problem is hiding in your attic.

What is an ice dam, anyway?

An ice dam is a ridge of ice that forms at the edge of the roof, just above the exterior wall. It's not the icicles. It's the bump of ice sitting on the roof covering. Heat leaks out of your living space, warms the underside of the roof deck, and melts snow from the bottom up. That meltwater runs down to the eave, which is cold because it overhangs the heated house. The water freezes and stacks up. Every new wave of meltwater hits that ice and backs up behind it.

With asphalt shingles, that backup soaks into the felt and some of it gets through the seams. With a metal roof, water can work its way up and under even the tightest-looking panels if the slope is low and the ice is thick.

Why a metal roof ice dam still happens

Here is the part that surprises people. The slick surface of metal panels does make snow slide off faster, which is a bonus. But that doesn't stop the melting, because the attic is still hot. It also makes the snow that does stay act differently. On a warm afternoon, snow peels off the warm metal and lands on top of the cold ice dam at the eave. Now you have a heavier pile melting even more. If your roof has snow guards to keep chunks from avalanching, that just holds the snow in place longer.

I remember a house in Richfield with a galvalume standing seam roof and a big oak tree shading the south eave. The owner called me after a ceiling spot appeared in the dining room. On the roof, there was a solid bar of ice pushing against the gutter. That metal roof ice dam he never thought he'd see cost him $1,100 in fascia repair and a new gutter section. The roof itself didn't leak. The ice backed water up behind the gutter and found a gap in the flashing.

That's the key lesson. A metal roof can still get an ice dam problem when the attic is the same as it was before. The metal just changes where the water shows up.

The real fix starts in the attic

If I'm quoting you a price for a metal roof, I'm also asking to look in your attic. That's not upselling. It's the only way you're not going to call me back in February. The first step is air sealing. You want a contractor to seal every penetration, the attic hatch, the plumbing stacks, the electrical wires, and any recessed lights that are rated for insulation contact. That's usually a two-person crew for a day. Budget $800 to $1,500 depending on how much of that mess you have.

Then add insulation to hit at least R-49 in your climate. Blown-in cellulose or fiberglass costs about $1.50 to $2.50 per square foot of attic floor. A 1,500-square-foot attic runs $2,250 to $3,750. That's tough to swallow when you're already buying a $20,000 roof, but it's the difference between a dry house and a mystery leak.

What to do if you're putting a metal roof on

Ask your roofer about the underlayment. Many metal roof manufacturers require a high-temperature-rated underlayment, and some specify self-adhering ice and water shield at the eaves. That's not an upsell. That's a factory detail. If the roof has a low slope, you need a bigger reveal and a wider ice shield. I've used Grace Ice & Water Shield for years on both shingle and metal jobs. For a metal roof, you don't always need it all the way up the roof, but you absolutely want it at the eave and up the wall lines.

Also, don't let them skip the attic ventilation. You need 1 square foot of vent for every 300 square feet of attic floor, with half at the soffit and half at the ridge. If your soffit vents are blocked, it doesn't matter how much insulation you add. The attic will still get hot and melt snow. Make sure the ridge vent on the metal roof is a low-profile metal ridge vent that doesn't rely on shingle airflow.

My honest opinion on a metal roof ice dam

I'm not trying to talk you out of a metal roof. I've installed a lot of them, and they perform great in snow country. But you have to understand that a metal roof ice dam isn't a myth. It's a sign that the house's thermal envelope has a leak. The roofing material is just the outer shell. The real defense is the insulation and sealing work inside the attic.

If you're in the middle of a roof replacement and the contractor tells you that your attic is fine without looking, find a different contractor. Get a few bids for attic air sealing and insulation. Put that on your budget as part of the roof project. You'll spend less than you would on the drywall repair bill later.
